Tenant turnover is one of the highest-stakes moments in property management. A unit that's returned in poor condition costs time, money, and — if a new tenant sees it — your reputation. The good news: with the right system, a full reset is entirely achievable in a single day.

Start with a walkthrough, not a mop

Before a single product comes out, walk every room with fresh eyes. Note what needs replacing (light bulbs, caulking, drawer handles), what needs deep attention (grout, appliance interiors, window tracks), and what can be refreshed with a wipe. This 20-minute audit saves hours of backtracking.

The room-by-room order that works

We always work top-to-bottom, dry-to-wet, and kitchen-last. Ceiling fans and light fixtures first, walls and baseboards next, then floors. The kitchen accumulates the most grease and odour — leaving it until after dry-work prevents cross-contamination.

• Bathrooms: Remove all hardware and soak in a degreaser while you clean the walls and tub surround. Reinstall once surfaces are dry.
• Kitchen: Pull appliances and clean behind them. Degrease hood vents, wipe cabinet interiors, and deep-clean the oven — inspectors always check.
• Bedrooms & living areas: Wipe baseboards, clean window sills and tracks, and vacuum vents. Replace any burnt-out bulbs before the final walkthrough.
• Floors last: Vacuum or dry-sweep first, then wet-mop. Finish with a dry pass on hard floors to prevent streaking.

Declutter what's left behind

Outgoing tenants often leave items behind. Document, photograph, and remove everything — even small items create a cluttered impression that photographs poorly and slows re-listing. If items are clearly abandoned, dispose of them promptly; if there's ambiguity, store them briefly and follow local landlord-tenant guidelines.

A well-executed seasonal reset takes most two-bedroom units six to eight hours with a professional crew. The result: a unit that photographs brightly, passes inspection on the first walkthrough, and attracts quality tenants faster.

Southern Ontario's climate is hard on exterior paint. Temperatures swing more than 50°C between January and August. Humidity climbs above 80% on summer evenings. Freeze-thaw cycles punch through surface coatings repeatedly from November to March. The result: exterior paint in the GTA often fails years before it should.

The three failure modes we see most often

In our experience managing and repainting properties across the GTA, premature exterior paint failure almost always traces back to one of three causes:

• Surface prep that was rushed. Paint applied over chalking old coatings, dirty substrates, or unprepared wood absorbs moisture and peels from the inside out. No paint product can compensate for poor adhesion.
• The wrong product for the substrate. Brick, stucco, Hardie board, and wood all behave differently through freeze-thaw cycles. A latex formulated for one surface may crack or peel on another within a single winter.
• Skipping a maintenance year. Small cracks, failed caulking around windows and trim, and minor peeling are inexpensive to address annually. Left for two or three years, moisture penetrates and the repair scope multiplies.

What proactive care actually costs

A maintenance visit — touch-up painting, re-caulking windows and doors, and a condition assessment — typically costs a fraction of a full repaint. Homeowners who schedule this annually extend the life of a full exterior repaint from the typical 5–7 years to 9–12 years. Over a decade, the savings are significant.

The warning signs to watch this summer

Walk the exterior of your property and look for: peeling or flaking along south- and west-facing walls (most UV exposure), bubbling near window frames or where caulking has pulled away, and chalking — a powdery residue on the surface — which signals the binder has broken down and a repaint is overdue.

In a 650 sq ft condo, every decision is a tradeoff. The advice that works in a four-bedroom house — dedicated zones, large storage furniture, a mudroom drop station — doesn't translate. The systems that do work share a common set of principles, and they start before you buy a single organizer.

Edit before you organize

The single most impactful thing you can do in a small space is remove things — before you organize them. Organizers in small spaces fail because they systematize clutter rather than eliminate it. A condo with 40% fewer items is dramatically more functional than the same space with 40% more organizers.

We suggest a hard category-by-category edit: kitchen tools used in the last 6 months, clothes worn in the last year, items with no clear home. If it has no clear home in this space, it may not belong in this space.

Vertical space is your highest-value real estate

Floor space is limited. Wall space often isn't used at all. Floating shelves in the kitchen for dishes used daily, tall wardrobes that reach the ceiling in bedrooms, and open-face shelving in living areas that display items while storing them — these are the moves that unlock condo living.

• Kitchen: Magnetic knife strips, hanging pot racks, and tiered shelf inserts inside cabinets double usable storage without occupying counter space.
• Bedroom: Under-bed storage for seasonal items, wardrobe systems with double-hang sections for shorter items, and a door-back shoe organizer reclaim square footage without visible clutter.

The zone principle in small spaces

Dedicate specific areas to specific activities and store everything needed for that activity there. Cooking tools at the stove, charging station in one corner, work items near the desk. When every item has an assigned home, "putting things away" becomes automatic rather than effortful — and the space stays functional with minimal maintenance.
