The Seasonal Reset: How to Deep-Clean and Declutter Between Tenants
Tenant turnover is one of the highest-stakes moments in property management. A unit that's returned in poor condition costs time, money, and — if a new tenant sees it — your reputation. The good news: with the right system, a full reset is entirely achievable in a single day.
Start with a walkthrough, not a mop
Before a single product comes out, walk every room with fresh eyes. Note what needs replacing (light bulbs, caulking, drawer handles), what needs deep attention (grout, appliance interiors, window tracks), and what can be refreshed with a wipe. This 20-minute audit saves hours of backtracking.
The room-by-room order that works
We always work top-to-bottom, dry-to-wet, and kitchen-last. Ceiling fans and light fixtures first, walls and baseboards next, then floors. The kitchen accumulates the most grease and odour — leaving it until after dry-work prevents cross-contamination.
- Bathrooms: Remove all hardware and soak in a degreaser while you clean the walls and tub surround. Reinstall once surfaces are dry.
- Kitchen: Pull appliances and clean behind them. Degrease hood vents, wipe cabinet interiors, and deep-clean the oven — inspectors always check.
- Bedrooms & living areas: Wipe baseboards, clean window sills and tracks, and vacuum vents. Replace any burnt-out bulbs before the final walkthrough.
- Floors last: Vacuum or dry-sweep first, then wet-mop. Finish with a dry pass on hard floors to prevent streaking.
Declutter what's left behind
Outgoing tenants often leave items behind. Document, photograph, and remove everything — even small items create a cluttered impression that photographs poorly and slows re-listing. If items are clearly abandoned, dispose of them promptly; if there's ambiguity, store them briefly and follow local landlord-tenant guidelines.
A well-executed seasonal reset takes most two-bedroom units six to eight hours with a professional crew. The result: a unit that photographs brightly, passes inspection on the first walkthrough, and attracts quality tenants faster.
